Property sold: Unit 29, 2 O'Connell Street, Parramatta
The unit above was vacated by Predictive Technology Pty Ltd in 2006 and leased to Stephen James and Associates. As these are good well paying tenants there was no urgent need to sell the Unit. Preditive Technology continued to conduct business from a home office.
In early 2009 Predictive Technology appointed C & R to look for possible long term investors who may be interested in purchasing the unit with a tenant .
Francis Wong was also informed that there was no urgency to sell the unit as Predictive Technology intended to stay in business at least for another 18 months. The unit was also providing a reasonable income.
We understand from Stephen James that during this time Francis and his team showed the unit to a number of Investors and we also received a number of offers.
In March 2010, we met with Francis and advised him that we needed to find a purchaser by July 2010 as we were winding down the business and wanted to divest ourselves of the unit.
From this meeting we established a sales plan with Francis, established pricing options and advised the tenant that we would not be renewing the lease when it expired in January 2011. Giving Francis the best opportunity to sell the unit.
Within a few short weeks, Francis had a buyer who made an offer with the established guidelines and the contracts ere exchanged in June 2010.
Francis and his team kept us informed on progress, and in particular during the contract phase kept all parties up to date on the status of the sale.
